When a business owner ventures out to purchase a building for their business, often times many things are thought of in the process. How many office spaces will this building have? How will the lay out of the office spaces affect the flow of the company’s productivity? What amenities does this building need to have to accommodate the company’s employees? Many questions that Tacoma Roofing and Waterproofing might recommend asking are: When was the roof last replaced? Who installed it? Is it under manufacturer warranty? Has it been maintained? Who has been maintaining it and is this entity a licensed-bonded-insured party? What type of cleaning and care methods have they used? These are all questions that many first-time buyers may not think to ask, and there are even some 2nd and 3rd time buyers that might not think to ask them. The roof is a commercial building’s first line of defense from any acts of God and or natural hazards such as severe weather conditions. With that being said, we are going to talk about the importance of cleaning and caring for your roof. Because lets be real here, before the introduction into the roofing industry, many of our employees would not have thought to ask these questions and to be sure that proper methods have been used to care for the roof. 


One of the first steps to be made is to inspect the roof surface for any damages, deterioration or possible flaws to the installation of the roof. Typically, this is done by a certified roofing professional, do not risk a potential fall or possible failure to properly identify what could be damage to your building’s roof. It is very important to identify any areas of concern and have them addressed immediately. The roof is protecting absolutely everything below it; the structure itself, company furniture, electronics, documents, and your employees.

                Regular maintenance on your roof is just the same as health and wellness check-ups at your Dr. office. Keeping up on frequent roof care and maintenance will give you the peace of mind that your building and its roof will stand strong through harsh weather conditions such as wind, hail, rain, ice, snow and even extreme heat.

                A lot of building owners do not know that your building “breathes”. Throughout the seasons, your roof will expand and contract as it is heated and cooled. This means there is a possible chance of your membrane (or shingle) roofing system developing cracks or damage, which could allow water infiltration, (water infiltration could mean additional damages to your structure’s interior and your company’s assets.) or even a rodent or insect infestation could arise as this creates and “open door” for such pesky creatures.

                Keeping the roof’s surface and drains free and clear from debris is important to the life span of the roofing system. Neglecting areas of concern could mean a more costly situation could arise, such as premature roof replacement. I am sure you would agree that a repair at say $2,000.00 is much easier to swallow than a replacement at $100,000.00+/-.  Some manufacturers actually require that annual or semi-annual maintenance be conducted by a licensed professional, failure to do so could result in a voided warranty. Should there be a recall or a manufacture defect, that warranty is important!

                Proper maintenance on your roof will save you dollars in the long run, which is what we all want. Right? Maintaining your roof system will prolong the life and prevent you from having to replace the roof before you should have to. Period.
